Ordinance amending the Zoning Atlas of the Consolidated Government of Columbus, Georgia; this amendment changes certain boundaries of a district located at
1112 29th Street
from
RMF1 (Residential Multifamily 1) Zoning District to RO (Residential Office) Zoning District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Department be, and the same is hereby amended by changing the aforementioned property from RMF1 (Residential Multifamily 1) Zoning District to RO (Residential Office) Zoning District:
All that tract or parcel of land being all of Lot 300 and Part of Lot 400 as shown on plat entitled “Replat of Lot 200 of Replat of Block “J” & Part of Block “H”, Resurvey of WAVERLY TERRACE, and Part of Former 11th Street Right-of-Way, Columbus, Muscogee, County, Georgia” recorded in Plat Book 164, Folio 76, Muscogee County, Georgia records in the Office of the Clerk of Superior Court and more particularly described as follows: BEGIN at an iron stake marking the intersection of the southwesterly line of 29th Street and the northwesterly line of Peabody Avenue; thence South 18 degrees 17 minutes 57 seconds West, along the northwesterly line of Peabody Avenue, 404.58 feet to a point; thence leaving Peabody Avenue, North 71 degrees 40 minutes 18 seconds West, 300.01 feet to a point; thence North 18 degrees 17 minutes 03 seconds East, 4.0 feet to a point on the southeasterly line of 11th Avenue; thence continue North 18 degrees 17 minutes 03 seconds East, along the southeasterly line of 11th Avenue, 400.32 feet to an iron stake on the southwesterly line of 29th Street; thence South 71 degrees 43 minutes 16 seconds East, along the southwesterly line of 29th Street, 300.12 feet to an iron stake on the northwesterly line of Peabody Avenue and the point of beginning; containing 2.787 acres.
The above-described property is being rezoned subject to the following conditions:
1. Allow for a reduction in the total amount of parking spaces required from 140 to 108 parking spaces, which is a 23% reduction.
2. Allow for a reduction in the minimum parking space dimensions from 9’ x 20’ to 9’ x 18’.
