An Ordinance amending the Zoning Atlas of the Consolidated Government of Columbus, Georgia; this amendment changes certain boundaries of a district located at
1030 Illges Rd and 1044 Rigdon Rd
from
NC (Neighborhood Commercial) Zoning District to RO (Residential Office) Zoning District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Department be, and the same is hereby amended by changing the aforementioned properties from NC (Neighborhood Commercial) Zoning District to RO (Residential Office) Zoning District:
All that tract or parcel of land situate, lying and being in Land Lot 98 of the Coweta Reserve in Muscogee county, Georgia, and in that part of Carver Heights Subdivision designated "Commercial" (a map or plat of which said subdivision is recorded in the office of the Clerk of the Superior Court of Muscogee County, Georgia, in Plat Book 6, pages 125 and 126), particularly described as follows:
BEGINNING at an iron stake on the eastern side of Illges Road at the northwest corner of Lot 1 in Block lettered F of said Carver Heights Subdivision; thence running northeasterly, along the rear lines of Lots 1 and 2 in said Block P, a distance of 71.6 feet to an iron stake; thence continuing along the rear line of said Lot 2, a distance of 13 feet to an iron stake; thence continuing northeasterly and along the rear line of Lot 3 in said Block F, a distance of 50 feet to an iron stake located at the westernmost corner of Lot 4 in said Block F; thence north 36 degrees 1 minute west, a distance of 100 feet to a point; thence south 58 degrees 24 minutes west, a distance of 71.6 feet to a point on the eastern side of I11ges Road, and thence running southerly, along the eastern side of Illges Road, a distance of 100 feet to an iron stake, the point of beginning.
And
All that tract or parcel of land lying and being situate in Muscogee County, Georgia in Land Lot 98 of the Coweta Reserve, particularly described as follows:
BEGINNING at the northwest corner of Lot 6 in Block F of Carver Heights, a subdivision in said County, and running thence westerly, along the dividing line between Carver Heights Commercial area and Lindsay Creek Park subdivision, a distance of 224.5 feet to the eastern side of Rigdon or 1llges Road, thence in a southerly direction along the curved property line of said Commercial Area (eastern line of Rigdon or Illges Road) a distance of 169.3 feet, thence running N 58 degrees 24 minutes E, a distance of 71.6 feet, thence running S 36 degrees 1 minute E a distance of 100 feet to an iron stake located at the southwest corner of Lot 4 in Block F of Carver Heights Subdivision, thence running northeasterly, along the rear lines of Lots 4 and 5 in said Block F, a distance of 105 feet to an iron stake located at the northwest corner of Lot No.5 in said Block F, thence northerly along the western line of Lot 6 in said Block F a distance of 80.45 feet to an iron stake located at the northwest corner of Lot No. 6 in said Block F, the point of beginning.
The above-described properties are being rezoned subject to the following conditions:
1. A reduction on the rear setback requirement shall be allowed from 40 feet to 15 feet at the northeast corner of proposed building.
2. A category C buffer shall be required along all property lines bordered by the SFR2 and SFR3 zoning districts, subject to the approval of the City Arborist.
