An Ordinance amending the Zoning Atlas of the Consolidated Government of Columbus, Georgia; this amendment changes certain boundaries of a district located at
2828 Warm Springs Road
from
SFR2 (Single Family Residential 2) Zoning District to NC (Neighborhood Commercial) Zoning District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Department be, and the same is hereby amended by changing the aforementioned property from SFR2 (Single Family Residential 2) Zoning District to NC (Neighborhood Commercial) Zoning District:
All that tract or parcel of land identified as Part of Lot 7, Rosemont Subdivision of Property of T. S. Grimes, Lying in Land Lot 48, 8th District, Columbus, Muscogee County, Georgia and more particularly described as follows: Commence at an iron stake marking the westerly line of 1-185 and the southeasterly line of Warm Springs Road; (next 4 calls are along the southeasterly line of Warm Springs Road) thence North 85 degrees 11minutes 30 seconds West, 61.90 feet to an iron stake; thence South 66 degrees 45 minutes 30 seconds West, 108.20 feet to an iron stake; thence North 83 degrees 18 minutes 00 seconds West, 31.09 feet to an iron stake; thence along the arc of a counterclockwise curve (said arc having a radius of 1868.86 feet), 113.45 feet to an iron stake at the POINT OF BEGINNING; thence leaving said street line, South 17 degrees 27 minutes 30 seconds East, 116.27 feet to an iron stake; thence South 05 degrees 02 minutes 00 seconds East, 80.03 feet to an iron stake; thence South 86 degrees 38 minutes 30 seconds West, 89.11 feet to an iron stake; thence North 06 degrees 03 minutes 23 seconds West, 162.05 feet to an iron stake on the southeasterly line of Warm Springs Road; thence northeasterly along the southeasterly line of Warm Springs Road, along the arc of a clockwise curve (said arc having a radius of 1868.86 feet), 72.94 feet to an iron stake at the point of beginning; containing 0.35 acres.
The above-described property is being rezoned subject to the following conditions:
1) Developer shall be allowed an increase in the number of parking spaces from 40 spaces to 46 spaces (changing from 1 space per 250 sq. ft to 1 space per 218 sq. ft).
2) The wood fence or masonry wall requirement listed in Type C, Option 2 buffer requirement in Section 4.5.6. of the Unified Development Ordinance shall be waived for all property lines bordered by RMF2.
