An Ordinance amending the Zoning Atlas of the Consolidated Government of Columbus, Georgia; this amendment changes certain boundaries of a district located at
3071 Williams Road
from
RO (Residential Office) Zoning District to PUD (Planned Unit Development) Zoning District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Department be, and the same is hereby amended by changing the aforementioned property from RO (Residential Office) Zoning District to PUD (Planned Unit Development) Zoning District:
All that certain tract or parcel of land lying in Land Lots 270 & 271, 19th Land District, Columbus, Muscogee County, Georgia, containing 15.00. acres, being Parcel "l000-B" of the Replat for Cheyenne Partners, LLC, prepared by Barrett-Simpson, Inc., dated 18 October, 2013, recorded in Plat Book: 164, Page:49 on 29 October, 2013 in the Office of the Clerk of Superior Court of Muscogee County, Georgia, and being more particularly described as follows:
Commencing at the intersection of the Southeast corner of Land Lot 271 and the Southwest corner of Land Lot 270, run along the South line of Land Lot 270, North 88 degrees 19 minutes 57 seconds East 72.44 feet to a 1" crimp-top iron pin found, also being the POINT OF BEGINNING; thence continue along said South line of Land Lot 270, North 88 degrees 19-minutes 57 seconds East 530.00 feet to a ½”

The above-described property is being rezoned subject to the following condition:
1. Once the development hits the threshold of 99 total units, the planned alternate access easement shall be added prior to permitting of any further units.
2. The development shall adhere to the characteristics of the attached PUD site plan.
3. The developer shall be subject to the major amendments attached to this ordinance.
