An Ordinance amending the Zoning Atlas of the Consolidated Government of Columbus, Georgia; this amendment changes certain boundaries of a district located at the
Southern Portion of 4040 Veterans Court
GC with Conditions (General Commercial) Zoning District to RO (Residential Office) Zoning District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Department be, and the same is hereby amended by changing the aforementioned property of the following described property from GC with Conditions (General Commercial) Zoning District to RO (Residential Office) Zoning District:
All that certain tract or parcel of land lying and being in Land Lot 39, Eight Land District, Muscogee County, Georgia and being more particularly described as follows:
Begin at a point being the northwest comer of Lot 11 of "Replat of Lots 3 & 7 and Adjacent Tract, Veterans Court Center" as recorded in Plat Book 159 Page 80 of the Muscogee County records. Said Point also being on the south right-of-way line of Veterans Court (60' R/W). From said Point of Beginning, follow said right-of-way around a curve to the left having a radius of 443.56 feet and a length of 260.03 feet, the chord being S 73 degrees 40 minutes 36 seconds E for a distance of 256.32 feet; thence follow said right-of-way line N 89 degrees 31 minutes 43 seconds E for a distance of 414.47 feet; thence continue along said right-of-way line around a curve to the right having a radius of 131.89 feet and a length of 68.90 feet, the chord being S 75 degrees 28 minutes 15 seconds E for a distance of 68.12 feet; thence continue along said right-of-way line around a curve to the left having a radius of 55.00 feet and a length of 71.95 feet, the chord being N 82 degrees 03 minutes 12 seconds E for a distance of 66.93 feet; leaving said right-of-way, go S 00 degrees 28 minutes 17 seconds E for a distance of 205.07 feet; thence go S 89 degrees 31 minutes 43 seconds W for a distance of 602.39 feet; thence go S 89 degrees 19 minutes 03 seconds W for a distance of 349.98 feet; thence go N 54 degrees 48 minutes 42 seconds W for a distance of 72.18 feet; thence go N 41 degrees 03 minutes 26 seconds E for a distance of 330.30 feet to the south right-of-way of Veterans Court (60' R/W) and the Point of Beginning.
The above-described property is rezoned subject to the following conditions:
1. On the south property line of the property subject to rezoning, the developer or their successor in title shall install and maintain a seven-foot wide landscaped buffer with evergreen tree planting as shown on the attached Landscaped Plan by Martin Riley Associates Architects P.C and dated May 17, 2013.
