AN ORDINANCE

An ordinance amending the Unified Development Ordinance (UDO) for Columbus, Georgia so as to amend certain sections of the Unified Development Ordinance of Columbus, Georgia so as to alter Chapter 10 Article 8 and Chapter 8 Article 9.

THE COUNCIL OF COLUMBUS, GEORGIA HEREBY ORDAINS:

Section 1.

Chapter 10 of the Unified Development Ordinance is hereby amended by repealing Article 8 in its entirety and replacing it with a new Article 8 to read as follows:

“Article 8. Building Permitting

Section 10.8.1 Procedure to Obtain a Building Permit.

Refer to Section 8-14.4 of the Columbus Code for Building Permit Requirements and Fees.”

SECTION 2.

Chapter 8 of the Unified Development Ordinance is hereby amended by repealing Section 8.9.1.A and replacing it with a new Section 8.9.1.A to read as follows:

“A.

Issuance of Permits.

When required, building permits shall be issued in conformance with the technical codes adopted and amended by the City under the Georgia uniform Codes Act. Refer to Sec. 8-14.4 of the Columbus Code for Building Permit Requirements and Fees.”

SECTION 3.

Chapter 8 of the Unified Development Ordinance is hereby amended by inserting new Sections 8.9.1.G and 8.9.1.H to read as follows:

“G.

Zoning verification.

Prior to issuance of a building permit, a verification shall be obtained. The following information shall be reviewed prior to this action.

1. Single family or two-family “Duplex” Dwellings. For a single family detached or two-family dwelling, a plat of the lot showing the outline of the principal building and minimum building setback lines for the lot.

2. Multi-family or nonresidential Buildings. For a multi-family or nonresidential building, the site plan upon which was granted project approval by the director of Inspections and Code.

3. Street Address. A street address number as assigned by the geographic Information System Division (GIS).

H. Simultaneous Application and Review. An application for a building permit may proceed simultaneously with and application for project approval of a site plan, but the permit may not be issued prior to project approval of such site plan by the Engineering Department.”

SECTION 4.

All ordinances or parts of ordinances in conflict with this ordinance are hereby repealed.
